Local investors buying Philly-area houses in any situation.
Foreclosure, an inherited house, tired of being a landlord, back taxes, major repairs, or you just want a simple sale. We buy houses as-is for cash, fix them up, and bring them back to the block. No out-of-pocket costs to you: we pay the closing costs and handle the paperwork.
What we do
We’re real estate investors, not just foreclosure buyers
76 Homes buys houses across Philadelphia and the PA suburbs, renovates them with local contractors, and puts them back to work as homes for new families. Some sellers come to us in a crisis. Plenty just want a fast, simple sale without repairs, showings or agent fees.
We buy
Any condition, any situation: rowhomes, twins, singles, duplexes and small multi-units. Cash, as-is, on your timeline.
We renovate
New kitchens, baths, systems and curb appeal, done by local trades. Houses that were dragging a block down get fixed up.
We bring it back
Finished homes go to new owners or renters, adding good housing back to the neighborhood.
Agents, contractors and fellow investors: we’re always looking for our next project. Call (267) 214-0551 to talk about a property or partnering.

- Take the house as-is, contents included
- We handle the sale paperwork with the title company and the estate’s attorney
- No out-of-pocket costs; we pay closing costs
Want to keep your home?
Philadelphia homeowners at any stage of mortgage or tax foreclosure can get free help from the city-funded Save Your Home Philly Hotline: 215-334-HOME (4663). Call them first if staying is your goal. If selling turns out to be the better path, we're here.
Other situations we buy
Not facing foreclosure or probate?
Tired landlord
Tenants not paying, repairs piling up, or a rental you never wanted. We buy occupied houses.
Behind on property taxes
Years of back taxes, water bills or liens. They’re paid off at closing.
House needs major repairs
Old systems, water damage, a dated kitchen or a full gut job. We buy it as-is and handle the work.
How it works
Three steps, no pressure
- Day 1
Call or send the form
Tell us the address and what's happening. We'll ask about deadlines first, because a sheriff sale date changes everything.
- Days 2–4
Walk-through and written offer
We look at the house and give you a written cash offer with the math behind it. You can take time, get an appraisal, or talk to a lawyer.
- You choose
We close at a local title company
We pay the closing costs and handle the paperwork with a local title company. Any mortgage, back taxes or liens are paid from the sale price at closing, so you don’t pay anything out of pocket, and you receive the rest.
Your options, honestly compared
Selling to us isn't always the right move
| Option | Best when | Trade-off |
|---|---|---|
| Loan modification or repayment plan | You want to stay and can afford a payment going forward | Takes paperwork and time; a housing counselor can help for free |
| List with a real estate agent | The house shows well and you have months before any deadline | Repairs, showings, commission, and a buyer's financing can fall through |
| Sell as-is for cash | A deadline is close, the house needs work, or heirs want a clean exit | Lower price than a repaired retail sale |
| Let it go to sheriff sale | Rarely the best choice | You may lose your equity, and it hurts your credit |

Questions
Common questions
Do you charge anything to talk with you?
No. The call is free, and we'll tell you about free programs that may let you keep the home before we talk about buying it.
Can you buy a house that is still in probate?
Often, yes. In Pennsylvania the personal representative named in the letters testamentary or letters of administration can usually sign the sale. We work alongside the estate's attorney so the sale closes cleanly.
Can you buy a house with a sheriff sale date already set?
Sometimes. If there's enough time before the sale, a sale to a buyer can pay off the lender at settlement. The closer the date, the less room there is, so call early. The lender's attorney may also agree to postpone the sale if a settlement is scheduled.
Do I have to pay anything to sell to you?
No. We pay the closing costs, and the title company pays off any mortgage, back taxes or liens out of the sale price at closing. You don’t bring money to the table. You’re always welcome to have your own attorney review the agreement.
Will I get a fair price?
Our offer reflects the home's condition, repairs, liens and our profit, so it's usually below a fully repaired retail price. You're always free to get an appraisal, list with an agent, or compare other offers. We'll explain how we got to our number.
Which areas do you serve?
Most of our purchases are in Philadelphia and Montgomery County, plus Bucks, Delaware and Chester counties: roughly within an hour of the city. But we buy anywhere for the right house, so if yours is farther out, call or send the form anyway.
