About 76 Homes, LLC
We were born and raised in the Philadelphia area, and we're the kind of Philly sports fans who still take a loss personally. This is home. We care about these blocks, the houses on them, and the people who live in them.
Our work runs in two directions. We buy houses from owners who need a way out: a foreclosure, an estate, or a house that needs more work than they can take on. Then we fix those houses up, making the repairs and improvements that turn them into someone else's dream home.
What we like most about this work is the people. Every house comes with a story. We take the time to get to know the person behind it, figure out what they actually need, and find the option that fits, even when that option isn't selling to us.
How we work
- Options first. We tell you about free programs and other choices before we talk about buying.
- Written offers with the math shown. You'll see repair estimates, liens and what you'd walk away with.
- No pressure. Take your time, get an appraisal, and talk to a lawyer or family before you sign.
- No out-of-pocket costs. We pay the closing costs and handle the paperwork with the title company.
- Clear paperwork. Your agreement spells out who is buying, the price, and every cost before you sign.
- Local title companies. Every sale closes at a Pennsylvania title company, never at a kitchen table.
Who we work with
Homeowners, heirs, executors and administrators, and the attorneys, housing counselors and agents who help them. Professionals are welcome to refer clients to us for a straightforward as-is option.
