We buy houses in Delaware County, PA
Updated October 2026
We’re local real estate investors who buy houses across Delco as-is, for cash: Upper Darby and Darby rowhomes, Drexel Hill and Havertown twins, Ridley and Aston singles, and everything in between. No repairs, no cleanout, no showings, and no out-of-pocket costs. We pay the closing costs.
Straight answer first: a cash sale isn’t always your best move. If your house is in good shape and you have a few months, listing it may get you more. We’ll tell you honestly which way puts more money in your pocket.
Situations we buy in
- Property taxes you can’t keep up with, or back taxes owed to the Tax Claim Bureau
- Inherited or estate houses, including a parent’s home full of belongings
- Behind on the mortgage or facing a Delaware County sheriff sale
- Failed a borough or township resale inspection or open code violations
- Older rowhomes and twins with roof, basement, electrical or heating problems
- Tired landlords with tenants or vacant rentals
- Divorce, relocation, or you just want a simple sale
How we figure our offer, in plain numbers
Most cash buyers won’t tell you how they get to their number. We will. Here’s the math, with example figures:
| Step | Example |
|---|---|
| What the house would sell for after it’s fixed up | $280,000 |
| Minus repairs and updates | −$55,000 |
| Minus our costs to buy, hold and resell it (taxes, insurance, utilities, closing and agent fees) | −$36,000 |
| Minus our profit | −$24,000 |
| Cash offer to you | $165,000 |
These are example numbers only. Every house is different, and your written offer shows your actual figures, so you can compare it with fixing up and listing the house yourself.
What’s different about selling in Delaware County
Rising property taxes
Delco homeowners have seen big changes in their tax bills, from the countywide reassessment to a county tax increase of nearly 24% approved in December 2024. For some owners, especially on fixed incomes, the house has simply become too expensive to keep. Selling as-is can free up that money without spending more on repairs first.
Borough and township resale inspections
Many Delaware County boroughs and townships require a use and occupancy (U&O) inspection when a house is sold. Under Pennsylvania law, a failed inspection can’t stop your sale or force you to make repairs first. The buyer gets a temporary certificate and 12 months to fix the violations. Sell to us, and those repairs are our job.
Property tax sales
Delaware County collects delinquent property taxes through its Tax Claim Bureau, which holds an upset sale, usually in early September, with a continued sale in December. Paying the back taxes before the sale date removes the property from the list. An upset sale generally doesn’t pay off your mortgage, so you could lose the house and still owe the lender.
Mortgage foreclosure
Most lenders must send an Act 91 notice before filing, explaining your right to free housing counseling and the state’s emergency mortgage assistance program. Foreclosures run through the Court of Common Pleas in Media. You own the house until the sheriff sale, so selling first can protect your equity.
Estates and probate
Probate starts with the Register of Wills in Media. Once the executor or administrator has letters, they can sell the house. Pennsylvania inheritance tax applies: 0% for a spouse, 4.5% for children and grandchildren, and 12% for siblings. See our inherited-house guide.

Frequently asked questions
Do you buy in the City of Chester too?
Yes. The City of Chester is in Delaware County, and we buy there along with Upper Darby, Darby, Ridley, Aston and the rest of the county. (If you’re looking for Chester County, that’s a different county; see our Chester County page.)
My property taxes went way up. Can I sell before it gets worse?
Yes. If rising Delaware County taxes have made the house too expensive to keep, we can buy it as-is, and any back taxes are paid at closing out of the sale price.
My borough requires a resale inspection. Do I have to fix things first?
No. Under Pennsylvania’s Municipal Code and Ordinance Compliance Act, a borough or township can’t make repairs a condition of the sale. It issues a temporary certificate and the buyer has 12 months to fix the violations. If you sell to us, that’s our job.
Can you buy a house that’s in an estate?
Yes. Once the Register of Wills in Media has issued letters to the executor or administrator, they can sign the sale. We work with the estate’s attorney and close at a local title company.
How fast can you close?
Usually in two to four weeks once title is clear, or on whatever date works for you.
